Street-Oriented Massing with Strategic Upper-Level Setbacks

The building has been thoughtfully designed with a street-oriented massing strategy that maintains a strong, human-scaled presence along the sidewalk while stepping back upper levels to reduce perceived height and mass. By concentrating the building’s visual engagement at the lower floors and introducing strategic setbacks above, the design preserves an active and welcoming street frontage while allowing the structure to transition more comfortably within the surrounding neighborhood context.
 

Unlike the prior proposal, which did not fully account for contextual height relationships along the corridor, the revised design carefully considers the surrounding built environment. Varying building heights, stepped upper floors, and intentional massing breaks have been incorporated to soften the building’s profile and create a more gradual transition between the project and nearby structures.
 

These refinements allow the project to maintain appropriate density while presenting a more articulated and contextually responsive form. The resulting design reduces the perceived scale from the street, preserves the pedestrian experience, and aligns the development more closely with the character and proportions of the surrounding neighborhood.

New England Style Facade Materials and Orientation

These elements are thoughtfully layered to create depth, texture, and a sense of permanence, while maintaining a scale and rhythm that feels consistent with the surrounding neighborhood fabric.
 

The massing and orientation are carefully composed to respond to both the site and the pedestrian experience. Gabled rooflines, articulated entries, and varied facade planes break down the building’s scale, creating a series of smaller, residentially inspired forms. Building orientation maximizes natural light, frames key views, and reinforces walkability—prioritizing connections to the street, nearby amenities, and the broader Saugatuck neighborhood.
 

Together, the materiality and orientation reflect a design approach that is both contextual and forward-looking—honoring the architectural language of New England while supporting modern living.
